3.  METHOD STATEMENT

  1. 1Visit agreed with the resident the day before. The bedroom is cleared and the resident stays out of it for the treatment and drying time.
  2. 2Asbestos register checked for the block before any surface is disturbed. Textured ceiling coating left untouched until the survey confirms it.
  3. 3Mould removed with the fungicidal wash named in the COSHH assessment. Window open and door closed throughout. Waste double bagged and removed the same day.
  4. 4Cause recorded: moisture readings logged, extractor fan tested, and any leak or cold bridging raised as a follow-on repair.

Awaab's Law

Awaab's Law put a clock on repairs.

Since 27 October 2025, social landlords in England have had to investigate and fix damp and mould and emergency hazards within set timescales.

Questions from housing teams

Does swiftRMS make us Awaab's Law compliant?

No software does that on its own, and we would not claim it. Awaab's Law sets the timescales for investigating and fixing hazards in social housing. swiftRMS writes the safety documents for the repair itself, the RAMS, COSHH assessment and safe system of work, in about two minutes, so the paperwork is never the reason a repair misses its window.

Our operatives don't use computers. How do they sign?

Add them to the workers roster once. On the job they scan the QR code on the document, read it on their phone and sign. They never get an account or a login, and the office sees who has been briefed on which document and when.

Is an AI-written RAMS acceptable?

Yes, when a competent person reviews and approves it, which is the same standard that applies to any RAMS however it was written. swiftRMS drafts the document with the hazards, controls, method and UK legislation that apply to the task. Your supervisor checks it matches the property and approves it, and the approval is recorded.

Can we put our own rules on every document?
